The adult communities
of Silver Ridge Park and Holiday City are located in Berkeley
Township, Ocean County, just off Exit 82 of the Garden State
Parkway, approximately 45 miles north of Atlantic City and 100
miles south of New York City.
NJ Monthly Magazine recently
rated Berkeley Township the 47th best suburb in which to live in
the state. Ratings were based on cost of living, quality of
education, economic health, crime rate, as well as the amount of
cultural and leisure activities. The township enjoys one of the
lowest tax rates in the area, at $3.117 per $100 of assessed
value, and includes weekly garbage collection and snow removal
on streets. Yearly sewer charges are $320, billed $80 per
quarter.
Community Medical Center, an
affiliate of Saint Barnabas Health Care System, Health South
Rehabilitation Hospital, along with numerous physicians,
diagnostic testing centers and laboratories are within one mile,
providing state of the art medical services.
Ocean beaches are about 10
miles away. Boat docking facilities, rental boats for fishing
and crabbing in local waters and other recreational water sports
are all available nearby. The area also has many public and
private golf courses.
Ocean County Mall is within
a ten minute drive, and an abundance of major discount, grocery
and specialty stores in the area make shopping convenient. Each
homeowners association provides bus transportation to local
shopping areas. In addition, Ocean County provides several types
of bus service to area seniors.
The communities are deed
restricted; residents must adhere to the rules and regulations
of their homeowners association and one resident must be at
least 55 years of age, with all permanent residents over 18
years of age. Your home and land are owned outright, which is
known as fee simple ownership.
All homes are served by municipal sewers and public water, with
underground utilities, paved streets, curbs, storm sewers,
street lighting and individual driveways.
Silver Ridge Park
The adult communities of Silver Ridge Park consist of four
separate areas, each with its own homeowners association and
amenities. These are:
Silver Ridge Park (East)
Silver Ridge Park West
Silver Ridge Park - Westerly Extension
Silver Ridge Park North
Each community has a
clubhouse with numerous activities available, and each provides
bus transportation to local shopping areas. Dues range from $7
to $13 per month. The two newest areas, Westerly Extension and
North, have in ground pools.
All homes are single-story
detached on a crawl space, each with attached garage, and
situated on 60' x 100' lots. Floor plans vary considerably. In
addition to living room, dining room, eat-in-kitchen, attached
garage, one or two bedrooms and one or two bathrooms, homes may
also include family rooms/dens, open or closed porches, sun
rooms, patios and decks. Prices range from approximately $140,000
to $300,000, depending on size, age, condition and features.
The builder of the Silver
Ridge Park communities has earned a reputation for providing a
neighborhood of quality homes with many customized features in a
park-like setting, making this a desirable location for young,
active seniors to enjoy their retirement.
The Silver Ridge communities
differ from most other retirement communities in that each
homeowner is responsible for maintenance of his own home and
grounds. There are many local landscapers available for those
who prefer not to do the work themselves, and they are usually
available for walkway and driveway snow removal as well. Many
prefer a home with stone landscaping to avoid the need for lawn
maintenance.
Holiday City
Holiday City consists of five separate communities, each with
its own homeowners association and amenities:
Holiday City Berkeley*
Holiday City Carefree
Holiday City West
Holiday City South
Holiday Heights
Fees range from $10 to $18
per month and include the following: full use of all Clubhouse
facilities and pool, grass cutting (approximately every 10 days
during cutting season), snow removal from driveways, and bus
service to local shopping areas. * Please note: Holiday
City Berkeley does not provide snow removal.
Homes are detached, ranch
style built on minimum 50' x 100' lots, with some lots being
larger to accommodate larger models. Prices range from
approximately $140,000 to over $350,000, depending on the model,
its age, features and condition. Built by Hovnanian Industries,
which has over thirty years experience in adult community
housing, the Holiday City communities offer a wide selection of
floor plans and options designed to meet the needs of today's
active seniors.
